Default Contractors.

Hi, in the coming months, I need a bit of work doing on my house.
In a post awhile back, (I can't find it now), there was someone talking about contractors and, before employing anyone you should make sure they have this and that, but I can't remember what they should have.
I remember one bit saying, if the contractor doesn't have something, if he gets hurt, he could sue you.
So, what I am asking is, to cover me and my house as well, what do I need to know before I employ anyone to do the work ?
One job is to re-tile the roof and the other is plumbing.
I am in AB if it makes any difference.

That they have WCB coverage is likely the thing you are referring to.

I would also ensure that they are insured.

Before hiring a contractor, I would always do a clearance letter. If they don't have WCB, a homeowner can take out their own account and pay the premium for the contractor. Alternatively hire a contractor with WCB coverage.

This only covers injury to themselves and their workers. If they do damage or injure someone else, they should have liability coverage, or it would likley come back on your liability. No harm in asking for a copy of their CGL policy if they'll give it to you.

In addition to ensuring that they have all the necessary insurance and licensing, and asking who will get any necessary permits from City Hall (you or them), I would suggest that you should always ask for references from other jobs that they have done ............ and contact those other homeowners if possible!

ask things like ............

was the work satisfactory

did they keep good timing

were they doing 2 or more jobs at the same time

had any problems arisen during the work, or afterwards.

did they keep to the budget

were they clean workers


If they don't want to supply references ......... find someone else
