Somehow the mention of higher valued properties only seems to annoy those with chips on shoulders.
Same could be mentioned about people flaunting business class flights or spending more time out of the country than residing where they really dont want to be.

Actually I think its the fact that you take every opportunity possible to mention high value property that irritates, rather than people having chips on their shoulders. You may not even be aware of doing it but you do seem to push it under peoples noses.

This whole thread is becoming yet another demonstration of Olympic Standard arguing. Is there nothing you won't argue about? Oh yes, its all just healthy debate of differing opinion.
Honest to God, you should all be gaffer taped together and made to spend a week tied up in an empty room. Peace for the rest of humanity.
.....Personally, I think the suggestion of putting a percentage on home renovations is quite a nice way of considering whether you are over capitalising.

I agree with you about once you do the detail costing of your budget but to start off with you need a point of reference.
Put it this way if you start off bottom up and come up with $75k is that the right amount to spend on your property? If you say yes without reference to other similar priced properties in your area your the cheese.
If you find the benchmarked price point is say $85k your on to a good thing. If however you find the BPP is $45k you need to reassess your specifications.
I am not saying to stick to a % but you need it as a reference/benchmark. I initially asked a simple innocent question about 10% being right? ie $38k to $380k property versus $200k to $4m property ie 5%. It still appears to me a good indication or guide for setting a budget cap.

I would move to Malvern in a trace. It represents, to me, one of the best locations in Melborne's Inner East, and I have a lot of memories going there when my wife worked there.
