Loads of rules regs which have recently changed and become even more stringent. My ex owned several house in and about Loughborough which were student rentals and in the end it became to much of a hassle for the return you get.

Also, its seems that these days it has become common for many of the Universities to build more of their own accommodation to rent out, however, some of these you can buy apartments within them which can actually be quite a decent return and they are fully managed by the Universities.
