Even Emerald seems to be getting pretty expensive recently. Monbulk has had almost nothing for sale for the last 5 months, and the good ones are gone in no time.
Belgrave doesnt seem too bad for prices, and its closer to the CBD and even Upwey always seems reasonable if you look carefully.
