whats the law on land ??

Default whats the law on land ??

I bought a block of land in a new estate, but have since realised it was a mistake and am in the process of selling it through an agent However, other land owners have stared to build on theirs and the People who own the block next to ours are asking for 1/2 the price of the fence they are erecting, we have told them we are not paying as we are selling but they won't give up. Does anyone know if there is a law over here that states u have to pay for 1/2 the fence even when u are in the process of selling the vacant land ??

Dividing fences act, both owners are liable to pay half the fence costs ( fence type typical for area, sounds like estate, 6 foot treated pine paling probably ). However they have to give you quoted in writing etc, google it should all come up.

Hi, did you get a Building Covenants when you bought your land? the only reason i ask for is because we have just bought a plot of land and it states in ours that should we wish to change the fencing already provided it would be at our own expense.

I don't think that answers your question, but it might help a little. Anyway i would have thought if the neighbours want to update the fence, surely it should be at thier expense not yours... just keep digging your heals in until the property is sold.

as long as the land is legally yours you have to pay half of the fence cost.So pay up and set a good example

Had you already sold the land then you wouldn't be liable for half. As you haven't, regardless of the fact you are trying to sell, you are the current owner and so are legally and morally bound to pay.

If you buy a block of land which is unfenced, as many are then you have to share the cost of the fencing for/with your neighbours on both sides..

If the agent your selling through wasnt able to give you the correct answer, I would suggest you maybe find another one...
