Hi Guys

Can I just ask a quick question to all in Australia particularly SA.

We are thinking of breaking our lease what will happen worse case scenario.

Any help is appreciated

You could be sued and/or blacklisted.

Why can't you negotiate with the owner? When I mean negotiate, for example, pay a penalty of a certain amount (a proportion of the remaining rent) and in return the owner gets the property back early and can re-let it.

Also think about - what would you do if the owner wanted to "break the lease" before the time was up?

You're up for the rent until a new tenant is found and usually advertising costs. We broke our 12 month lease in Perth recently (five months in). The agent found new tenants straight away and we were up for $38 advertising costs and three days rent.

Yep it should say in your contract.

Ours says we have to pay for advertising, and pay the rent until they find someone, which for Adelaide should not be hard as they recon the market far outstrips what is available. I know someone going through this at the moment and they have had to actually place the advert themselves.

done it threee times and nothing has happened to me. You just have to find someone to move into your house. If your house is a nice house then you'll have no problem

Thanks everyone

Theres 3 months left on the lease so do we have to find someone for the 3 months. The Landlord had someone else then onwards this was pre agreed when we took the rental. Its a private Landlord no agent but we do have a rental agreement.
