Surveyors.....what do they look for?
 
Our estate agent is sending a surveyor round to look at the property. What exactly do they look for?

The agent has said he's going to be there as well and just to tidy up as if we're having a viewing. :confused:

They just check the house for faults like damp etc

Ours checked everything from cupboard doors to water flow from the taps.

Mark's under the impression they check structural things and check plumbing and electricity??? I'm going to be a nervous wreck by Monday!

luckily we fitted a new kitchen last year, but where the kids have swung on the doors they're a bit loose! Will get the screwdriver out and lock children away!

It all depends on what sort of survey, how long did they say it would take.

less than an hour as they're coming at 2pm and he's assured me I have plenty of time to pick the kids up from school at 3pm. We had someone fix a tile on the roof last week, and they said our chimney needs repointing and its missing the capping stones on top. We're ready for more surprises tho!

Thanks will let you know the verdict! Estate agent has valued it but as its been on the market over 6 mths, wants a survey done to see that its the right price. He also wants to see what could be putting people off! he's paying for it so I'm not complaining as I feel something positive is at least being done!

If your buyers are reliant on a mortgage it has to be done so the lender can make sure the property is worth what they are lending against it. If its a basic search its just routine and takes twenty minutes. So no worries :cool:

Yeah they do, but as Fraser says it depends on what type of survey they do, it maybe just a quick look over. They normally pick out something just to show that they are doing their job!
Nothing to worry about, no such thing as a perfect house.

a buyer would be nice! fingers crossed we'll get some constructive feedback from the surveyor.

Nothing to worry about, no such thing as a perfect house.

funnily enough, the agent said they always pick on something, mostly chimneys and pointing! Ahhh fingers crossed hey?

The surveyor only comes round to basically check that everything that is visible is in good shape.
They just check things like grouted tiles, no leaks around the bath etc............

Unless its a full structural survey, if it is one of those he will be in the roof, under the floors etc........

If he finds any faults the mortgage people will either refuse the mortgage until problems are fixed or they will give the mortgage on the understanding that the buyer fixes the fault(s) within a set amount of time.

Don't be a wreck, its nothing really ;)

Just make sure under the fridge is clean :scared:

Like tiles around the bath are not leaking etc......
