How long does secure a rental
Hi, on average when you have found a rental in Perth you would like, how long does it usually take to get the keys ??

Properties are open for viewing at advertised times, plus you might be able to arrange appointments to view at other times. If you like the property, you put in an application - so might several other people. Each application is checked through by the property manager, eg checking up on rental history, references, employment status (checking if you have the means to pay the rent and look after the property) and then details passed on to the owner for them to go through. This might take about a week, might be quicker or slower, it just depends on how many people apply for the property. It might take several applications before you are successful in getting a lease, so you need to have enough money for temporary accommodation while you're looking for a rental.
If your application is approved, you pay 2 weeks' rent in advance and one month's rent as bond (deposit), sign the lease and get the keys. You then carry out a very careful property inspection before you move in. Some property managers are asking applicants to pay an 'option fee' of 1-2 weeks' rent to secure the property if their application is successful. If you get the property, the option fee forms one week's rent, if you don't get the property, the fee is returned to you (supposed to be a couple of days, but may be a week or longer). Leases are normally for 6 months or 12 months, with the possibility of renewal, usually with property inspections every 3 months.
