On our recky there in sep 2007 the agents where basically implying that Darch prices were bumped up too much by demand from migrants.

Is it sustainable or is just a fad area for now?

Yes, all suburbs are overpriced and Darch is no exception. Don't blame migrants though. Perth has been taking migrants since 1830 and was very affordable until about 3 years ago.
