Bargain!

I had an absolutely mad day at work today, and then at 3pm or so I get a breathless call from T with her screeching down the phone at me in a voice that was so high I believe only dogs could hear!  Being the all important geezer that I am (!) I was on another call at the time so had to finish that up and call her back.

 

Well it seems that after all my 'whatever will be will be' talk yesterday, the vendors have only gone and accepted the offer we mad on their house - and for $25k under their initial asking price!!!!  'Well bloody hell, where did that come from?' I asked.  Apparently T had been called by an agent today to say that the initial house we had looked at was still available and now the vendors were 'really motivated' (i.e. desperate to sell) and would we be interested in it for around the $240k mark.  T went and had another look and decided that it would be a good buy for us at that price, so looked at making an offer. 

 

However we first had to withdraw our offer from this other - 3 bed - place.  T calls THEIR agent, and on the news that we've had enough of waiting and are going to withdraw (phnarr!) our offer as they are obviously thinking of counter offering, says that she will call T straight back.  10 mins later, and she is on the phone to T saying 'Congratulations, your offer has been accepted!'.  So, finance permitting we could well have got ourselves a bargain.  We hope.  I certainly can't see this place going down in value over the next 2 years, and by then we should be ready to see if we can ralise its rental potential.  Let's wait and see!  It ticks a number of boxes, as is 3 good size beds, a decent kitchen and bathroom, a decent size garage and it gets a nice bit of sun - and it's close to town.  Bad things are: only a patch of garden, right on a main road.  And that's it.  So - we are EXCITED!

 

And there was me going on about Kiwi's borrowing to the max - and that'll now be us.  Ah well, it's only money, eh? ;0)
