Offer made on the house - updated 22nd September 2008

 

 At last

 

Thursday 26th June an offer has been made on our house, we will have made a £25,000 loss from the original asking price which was priced in November 2007.

 

The buyer is a cash buyer so hopefully things will move without any problems (touch wood)

 

I am now sorting out stuff to take to car boots to earn some extra cash for the pot, I'm not looking forward to doing a car boot, but never mind.  I am also going to sort out some clothes to take to the charity shop.

 

Update 2nd July 2008

The solicitor sent through all the stuff in the post we have to fill out a Property Information form, Fittings and Contents form, sign terms and conditions form, send cheque for Land Registry for solicitors to get the deeds.

 

We or should I say I need to go to they office with ID and that should get the ball rolling.

 

Update 4th July 2008

Yesterday I went for a trip out to deliver all the completed information that was requested by the solicitor, forms completed and ID photocopied. 

I had the Surveyors phone yesterday to book an appointement to do the survey, that will be done on Wednesday 9th July.

 

Update 9th July 2008

The surveyor came today and spent 1 1/4 hours doing his report, the buyer is certainly making sure everything is right with the house.  I couldn't see that there would be much wrong as it is only 11 years old.

 

When the surveyor had finished I asked him if everything was alright and he replied that he hadn't found anything major and the sale should go through without a bump.   So thats all good news and we received a letter from our solicitors yesterday saying that a draft contract has been sent to the solicitors acting for our buyer.  Also that they would be keeping us informed of the progress of our sale.

It looks like things are still going through, our buyer is looking at wanting to move in at the beginning of September.

We received a letter from our solicitor today.  The buyers solicitors are asking for forms that we never recieved when we purchased the house.  I have no idea why they need these forms if we never received them.  They are also asking for a NHBC Buliding Regulation Completion Certificate and like I said before we never received this plus the house was built in 1992 and these things are only valid for 10 years anyway.

 

When I went into the council to find out how much these other forms would cost (three in total) they informed me they would be £15 each.

 

I went back to the solicitors that acted for us when we purchased the house originally and they said they have destroyed our file and all they have are the deeds!  If all this information is important to selling the house then it should have all been kept safe with the deeds.

 

I am so worried now that we are going to loose the buyer.

I got so stressed out about all of the above on Friday. 

I have to purchase the three plans and also the Building Regs Completion Certificate which comes to the grand total of £60.  All this information should be with our original deeds but as you are now aware they have been destroyed. 

I was unable to collect the completion certificate as there was no reference and the person that deals with this sort of thing isn't in until Monday so I left everything there because if I paid by credit card they would also be charging me a 2% fee!  My day kept getting worse.

 

Rather than loose the buyer over this we have to pay for these things.  I am going to write a letter of complaint to the original solicitors who acted for us over 7 years ago.  The council and our solicitors who are acting for us now both say they should be with the other solicitors.

Hopefully the little problem is now resolved and we are now £60 lighter (which isn't good). 

I went back to the council today but unfortunatley they still hadn't found the building completion certificate for our house so I had to wait.  About 30 mins later they managed to find a completion for 264 houses on our estate which would have to do as that is the only one they could find on file.  But the next problem was is that the planning officer had to sign it and you've got it ........ he wasn't in. 

I left it with them as they said they would fax it through to my solicitor, I took the other forms down myself.  The solicitors I am using, my mother used when she sold her house and they are based in Southport which is about an hours drive.  By the time I got there the other information had arrived by fax and alI I had to do was collect the original I paid £15 for. (sorry but I am still annoyed about it)

 

19th August 2008

We have received another letter from the solicitor with yet another form to fill out this one is a Utilities Questionnaire they are just wanting to know contact details for our Broadband, Telephone, Satalite, Council Tax, Electricity, Gas, Sewerage and Water and Drainage Charge.  We have also received a copy of our Agreement for Sale to sign no dates as of yet.

I drove to Southport again on Friday 22nd August to hand in the Agreement of Sale, we don't want to be wasting time waiting for the post plus it was a nice day out for me and the dog.

 

28th August 2008

I was on the phone to the estate agents yesterday asking when I can have a sold sign, I am so sick of the For Sale sign now I'm bored of it.  You kind of feel like a fish in a bowl with people driving past your house very slowly.  The estate agent informed me that the contracts have to go through and I should be patient, which sorry folks it doesn't happen to be my middle name!

 

Well with the LMO through I decided to phone up the solicitor this morning as the agreement was sent on Friday by myself, nothing should be holding it up now.  The solicitor agreed with me and promised to phone their solicitors.

 

I went out with the dog and when I came back there was a big sign stating the word SOLD wow!

 

I just phoned the estate agents as we still don't have a confirmed date but she says the buyer is dying to get in

I got on the phone again today after a weekend of worry to the Estate Agent.  My solicitor said on Friday that his solicitor isn't communicating with her.  So I decided to inform the Estate Agents to tell the purchasers to give his solicitor a good kick up the arse.

 

Anyway I went out for the day and when I got back there was a message on my answerphone, which for the life of me I couldn't make out what the Estate Agent was going on about.  It was something along the line of they have all the info, so I phoned my solicitor to see what was going on but she still hasn't heard anything. (what a surprise)  I decided to tell my solicitor to use 12th September as a date for the move if and when they get their acts together.  The phone call wasn't that much of a wasted time for her then.

 

So another phone call back to the Estate Agent later and I now know that their solicitors have the information they need from the land registry regarding nextdoor and the fence.  The buyer was going to go into the solicitors office to clear everything up.  This must be good news right, the buyer must be going in to sign the contract now because he would just pick up the phone if it was anything else.  If there is a God, please let this be true.

 

I mentioned to the Estate Agents that I expect things to be moving as the sold sign went up and I thought things were moving when they weren't.  If the buyer was getting cold feet I need to know then we can start remarketing again.  The Estate Agent reasured me that the buyer is still very keen to buy and move and for me not to worry.  Well, that's bloody hard I have to say, not worrying.  Have they not seen the news lately, of course I am going to bloody worry.

 

Well lets wait, I was going to say I'm getting good at that but I don't think I am!

 

4th September 2008

Right then, here goes......... I phoned the solicitor this morning and asked her if there was any progress, she said no and that I was on the 'Chase up list' well I must be thankful I guess.

 

About half hour later the phone rang and presto its my solicitor.  She said that they have got onto the Land Registry regarding a mistake with the land boundry and they want them to correct the mistake.  Apparently my solicitor should be hearing from his solicitor again later on this afternoon but to tell you the truth I don't think I will hear anything until tommorrow.  The world is full of surprises thought and it might just be my lucky day.

 

At least I know that he wants the house now, because surely he wouldn't bother with all this and move onto another house. 

 

So Cassie my love, lets do some more waiting (the joy of house selling, eh)

The For Sale sign got put back up again over the weekend because of the boudary issues not because the buyer is pulling out.  (Well I hope he doesn't)
