We met the inspector at the house this morning to get the buying inspection completed. He arrived exactly on time at 11am and he spent the next two plus hours with my husband going round the house with a fine tooth comb.
I spent the time taking floor plans and taking measurements of the rooms etc. Also took lots of pics so we can remember it when we return home!
The inspection went very well and he said that he couldn't find anything wrong with the property, just a few bits and pieces which will be easily remedied with a couple of nails or a tin of paint. he said that of all the properties he had inspected over the years he had never given any 10 out of 10 and only one 9 out of 10. He gave our house a 7+ (or -8 depending on how you view it), not bad. Nothing structually wrong, in fact he said it was one of the best houses structualy he had seen. It is all brick which helps. Many of the properties we have seen have been vinyl or half and half.
He left us with a large manual with the reports relating to the tests he had done such as roof, heating, air con, structure etc
We left the property in the glorious sunshine, with a glowing report feeling very happy with ourselves. We celebrated with a Timmy's!
The well and septic report will be done next week and the details sent to us in the UK. Hopefully they will be ok too.
We are leaving Canada tomorrow, so no more posts till we get back to Blighty.
Notes about the Quinte, Kingston areas
Kingston - The waterfront area is very nice, but we didn't care for the actual city. It came across as too impersonal and we just didn't feel at home there. There is a resonable mall and other shopping areas off junction 611 of the 401.
Belleville - Nice city with adequate shopping along the main streets and in Quinte Mall. Felt very at home here and would be happy to walk around and not feel threatened etc. obviously this will not necessarily apply to all areas of the city.
Trenton - Another nice city with good shopping opportunities. The is a military town so expect to see aircraft flying over daily. Home to Canada's largest air force base. Nice waterfront area again.
Murray Hills - Lovely area with lots of trees and in parts is quite hilly which makes it a bit more interesting. Some really nice neighbourhoods.
Frankford - Nice little town with River Trent running through it, very pretty. Some shopping but would have to travel to Trenton for major shops (or Belleville). Very scenic area.
Prince Edward County - This is also known as Quinte Isle (PEC) and sits just off the mainland with access from Belleville and Trenton. Beautiful in most places and very scenic. Quite flat, so no rolling hills, but lots of farmland and trees. Some areas appear better than others, as with all places. Sandbanks is a tourist area with beaches etc.
Picton - Lovely little town on PEC. It is very quaint and picturesque, with lots of little shops with all sorts of nic-naks. Plenty of eateries and access to the waterfront. Well worth a visit, although apparently it can get very busy in the summer.
Wellington - Another PEC town, but smaller than Picton and not quite as pretty. Shops and eateries etc and waterfront access.
Bloomfield - On PEC and a small town which you could drive through without noticing. However it is worth stopping off as there are lots of little shops full of stuff that you could probably do without, but will want to buy anyway. Very pretty little town.
